    Tactical leveraged over 12 years of experience in intermodal terminal and precinct development to conduct the due diligence and provide expert advice on the site.

    St Mary’s and Banksmeadow

    Tactical recently conducted site due diligence for our client, Pacific National. The assessment focused on land in St Mary’s and Banksmeadow, owned by Pacific National, to support a potential investment decision aimed at maximising land utilisation. By developing concept designs, evaluating operational models, and examining key development disciplines, the objective was to gather detailed information about the site and identify any significant risks associated with the proposed development.

    The scope of works included concept masterplan designs, contamination review, geotechnical assessments, operational modelling, and traffic evaluations. As the lead Project Manager for these works, Tactical leveraged over 12 years of our experience in intermodal terminal and precinct development to conduct the due diligence and provide expert advice on the site's optimal use, layout, and associated risks.

    Tactical also undertook the concept master planning for the Pacific National sites. This master planning aimed to explore development opportunities for upgrading the existing rail service and facilitating an industrial estate comprising up to approximately 30,000 sqm of industrial warehousing. The scope of the concept master planning included:

    • Review of the project brief and liaising with stakeholders on operational requirements.
    • Coordinating existing site information to inform site constraints
    • Assessment, development, and confirmation of concept layouts, including an optioneering workshop with stakeholders to determine the preferred operational scenarios
    • Development of final concept layouts

    We managed the completion of the supporting evidence and aligned it with the requirements of the masterplan, identifying key elements such as freight transport facilities, preferred operating principles, potential rail freight hubs, and railway activities. By aligning these requirements with Tactical's historical development experience, we were able to produce due diligence reports that Pacific National can use to develop the business case for funding.
